RECENT HOME SALES
Is your agent costing you a sale?
You may or may not know this, but I am not only an agent, but I am also a broker that runs an office of 60+ agents. I teach them daily how to interact with buyers, sellers, and their agents. One thing I drill into their heads is response time. In today’s “ I want it now” world, response time is critical for success. If I don’t respond to clients and potential buyers, oftentimes, the moment is lost. I can’t tell you how many times I have called an agent to get info about a listing and I never hear back. I usually end up seeing the same listing, lower priced and still for sale and I know instantly the reason it hasn’t sold. How can you sell a property if you don’t answer the phone? That may sound extreme, but I am 100% serious. Take for example Airbnb homes. Often times the buyers want more detailed info that’s not in MLS. I asked an agent 3 weeks ago, three different times for info, and to date, have received nothing back. The email is still active. There seems to be this belief that you can just place something in MLS and just wait for offers. That’s just not true. Real estate is a contact sport. You have to engage. Not to sound old, but it’s often the younger agents who are less likely to answer a call. Personally, I love to chat on the phone. Personal interaction builds trust and gains you knowledge, that a text message simply cannot convey. I’m not sure what happened to that, but it needs to come back. You can’t solve all problems with a text message. So I ask you: “Is your agent costing you a sale?” Does your agent pick up when you call? Test them out. Have a friend send a message or call them. As we move into unchartered territory with sales, the customer service aspect of my industry will be tested. I plan on getting an “A”! Try me. My number is below.
