The importance of timing…
Real estate is one of the fastest-moving jobs I know of and honestly why I love it! Being able to make things happen in a timely manner is one of my greatest strengths, to be honest. Sadly, many agents fail in this arena and not only fail themselves. Being able to respond in an efficient and timely manner can be the difference between a sale and wasted time. This works as well as buyers and sellers. Not everyone is patient as we would hope sometimes. When you are working with the public you need to be able to accommodate all types of personalities, I’ve watched many agents sit on deals with their clients, deals that would actually be the best for the seller, but the agent and buyer are overthinking things and end up missing out. Here are a few helpful things to remember.
The As-IS contract is pretty flexible when it comes to getting out of transactions. If you are looking to buy but need to finalize a few things, you can still usually get under contract. If you need to cancel, you can do that within your inspection period without penalty. You don’t even have to technically inspect. This strategy ties up the listing but also allows you a bit of breathing room.
Don’t overthink things. While you are “sleeping on it” there are other people actually buying it. Unless you have a ratified agreement, the property is still up for grabs. At a minimum get the conversation going but remember, even if you have docs going back and forth, the listing agent is obligated to present all offers as they come in. I’ve seen many buyers take their time to return docs only to be outbid in the meantime, The contract clearly says “Time is of the essence!” Take that seriously!
Be willing to negotiate. The longer there is a back-and-forth, the better your chances of getting a concession. I am not saying for you to be ridiculous, but keeping the opposite party engaged gives them hope of a deal. You do need to weigh each case carefully, If there are multiple offers, it’s best to lay it out upfront, but if the home has been sitting a bit, test out the waters.
