April showers bring May Flowers…So how was the month? Not too shabby! We were able to list and pend multiple homes within a week of being listed. A few went at list and a couple had negotiations and overall, both parties seemed happy. Make no mistake, the market is fairly stable at present. With one home we did test the waters out and got some pushback. This was direct evidence of buyers taking the condition of the home and needed fixes, into consideration when offering. It was a hard conversation for the seller to hear, especially when the same model 2 doors down went for 40K more. I look at it this way. At least we tried. You won’t always convince buyers to pay a premium, but it does help when you know you’ve at least put it out there. Overall, I’d say the market is one I am enjoying for both parties. My sellers are still getting decent prices, and my buyers aren’t having to fight off 10 other buyers to get home and go over list. We are still having to make some minor concessions to things like timelines, but financially, it’s all good! If you are in the market to buy, let me know. It’s important to know how to get what you want without overpaying. Money is not the only thing sellers want from the transaction. As I have always said, I like it when the field is level. It makes the transaction just feel better.

RECENT HOME SALES
What does it actually take to sell a home in today’s market?
So many agents and so many ways to list and sell a home. The real question? What actually works and what is fluff? trust me, there is a lot of fluff agents use to market your home and they would have you believe that it is a benefit to you when in actuality, it’s a benefit to the agent. I am going to open the curtain on the fact versus fiction! Granted, these are my opinions and I am likely a bit biased, but I do have a solid track record of home sales and am known for pushing the market, much to the chagrin of some of my fellow agents who swear I will never get that much for a house.
By far the most important thing an agent can do is to take good photos! We buy with our eyes. The trick of the trade is to make sure the photos go out all at once and that they are the right photos, meaning don’t put out temporary photos while you wait for your professional photos. The reason is, the system won’t resend the new photos to those on an auto search. This means your fancy photos might never get seen by the buyer looking for your home. Trust me, it’s worth the wait for the photos to arrive before you go live in the system!
Virtual tours are also very popular, and I am not talking about the free one in MLS that has only 5 photos! Some consumers like to watch the slide show. Our local MLS does have a free one but it’s not very good and only allows 5 photos. Don’t let your agent fool you into thinking this is marketing. It’s crap. Sorry not sorry. There are some really good products out there, but many agents refuse to pay even 25$ a month for them. In my humble opinion, if you aren’t able to spend 25$ to list a home, you should consider another career.
Finally, a good description is key to draw in the right buyer. Photos don’t always tell the whole story. Take the other day when I was looking for FURNISHED vacation homes. More than half failed to mention that they were furnished in the listing. Me being not lazy, messaged many of them to see what the furniture situation was, and low and behold, several were being sold with all of the furniture. Had I not asked, these homes would not have been seen by my buyer. Is it really that hard to take a few minutes to describe something? AI generators will actually write an entire description for an agent with just a few keywords. Sadly, many won’t even bother.
So don’t let a lazy agent cost you thousands of dollars! Make sure your agent spends money on good photos, and good marketing tools and does the basics to make your home shine above the others :).
