Hello December!
It’s hard to imagine that we are really in the home stretch of 2023! I’m happy to report that, unlike every naysayer I came across in January, that the market didn’t crash. There was no bubble and the entire system did not collapse. I know some folks thrive on negativity, but me…I tend to keep it positive unless there is evidence to the contrary. Yes, there were some hurdles this year like the interest rate and unrealistic people in the marketplace, but overall, this year was fairly stable and is already forecasting a decent 2024. The rates have dipped a little and inventory is looking to climb in 2024. I already have 6 sellers ready to go in January. What has been adjusted is what we call the absorption rate. That determines what you may call a buyer or seller market. If it’s a 1 month absorbtion rate, then it’s definitely a seller market because that means that there is only 1 month of inventory. An even market looks more like a 3/ to 4-month rate. Any higher and we flip to a buyers market. As of this newsletter, we are at a3. The thing to keep in mind is that if rates go down, buyers will come crawling out of the woodwork and we will be back into multiple offer scenarios again. It’s also important to remember that where we are rate-wise is not as bad as its been in years past when we were at double digits! The bottom line, it’s still a good time to buy and sell. Is Your House the Top Thing on a Buyer’s Wish List this Holiday Season?
This time every year, homeowners who are planning to move have a decision to make: sell now or wait until after the holidays? Some sellers with homes already on the market may even remove their listing until the new year.
But the truth is, many buyers want to purchase a home for the holidays, and your house might be just what they’re looking for. As an article from Fortune Builders explains:
“ . . . while a majority of people take a step back from the real estate market during the holiday months, you may find when the temperature drops, your potential for a great real estate deal starts to rise.”
To help prove that point, here are four reasons you shouldn’t wait to sell your house.
1. The desire to own a home doesn’t stop during the holidays. While a few buyers might opt to delay their moving plans until January, others may need to move now because something in their life has changed. The buyers who look for homes at this time of year are usually motivated to make their move happen and are eager to buy. A recent article from Investopedia says:
“Anyone shopping for a new home between Thanksgiving and New Year’s is likely going to be a serious buyer. Putting your home on the market at this time of year and attracting a serious buyer can often result in a quicker sale.”
2. While the supply of homes for sale has increased a little bit lately, overall inventory is still lower than it was before the pandemic. What does that mean for you? If you work with an agent to price your house at market value, it could still sell quickly because today’s buyers are craving more options – and your home may be exactly what they’re searching for.
3. You can determine the days and times that are most convenient for you for home showings. That can help you minimize disruptions to your own schedule, which can be especially important during this busy time of year. Plus, you may find buyers are more flexible on when they’ll tour a house this time of year because they have more time off from work around the holidays.
4. And finally, homes decorated for the holidays appeal to many buyers. For those buyers, it’s easy to picture gathering with their loved ones in the home and making memories of their own. An article on selling at this time of year offers this advice:
“If you’re selling around a holiday and have decorations up, make sure they accent—not overpower—a room. Less is more.”

What are you thankful for?
I love the holidays! I love to cook and I love the time spent with family and friends. If you have ever been to my place for a holiday meal, you know that you aren’t going home hungry! Over the years I have taken the December issue to write about Christmas and such. This year, I just want to take some time to share some personal thoughts on what I am thankful for.
First, I am thankful for my health. My sinuses are horrible, but overall, I am healthy and able to do the things that make me happy. I know not everyone can say that, so I am truly grateful to be able to get around and not worry about regretting it later.
I am thankful for friendship. I’ve had a few hurdles this year both personal and business, and let’s be honest, business to me IS personal. I have not once felt alone in the process of dealing with things. My friends have been there and the overall support I have seen and felt has been truly humbling.
I am thankful for my work success and those I work with. As I mentioned at the top, this year brought major staffing changes to my office. The people I rely on for business truly showed their strength and resolve as always and I am truly grateful. They say “It takes a village” and that is still true! From my amazing staff, agents, and vendors, I know without you, I’d be out of business!
Finally, my family. They know who they are. They are always there to pick me up and set me straight! Family is different for everyone. I am lucky enough to have all kinds in my life and I never take them for granted!
