Hello there! Welcome to August 2023. This month has always been intriguing in the real estate market, but I've learned not to set my expectations too high, as it tends to defy them. 😄 Remember how busy August was during Covid? Last year, it settled into a more normal slowdown when people went back to school. I'm not entirely sure what to anticipate this year, as the real estate market can vary significantly from region to region.
My gut feeling is that mid-August might experience a significant slowdown as parents focus on getting their kids back to school. However, that doesn't mean there won't be interested buyers out there. Many people are still looking for good deals on homes, and while prices may have adjusted slightly, they haven't come down significantly.
If you're planning to sell your home, it might be wise to price it a little higher and be open to negotiating with potential buyers. As a buyer, you could try negotiating a bit off the list price, especially if the house has been on the market for a while. You might also be able to ask for concessions like a home protection plan or assistance with closing costs. Remember, being realistic with your offers is key, even in a changing market.
Looking back on July, the real estate market has been fairly decent overall. My office had a record month, and I'm optimistic about August as well. Despite what you might hear on the news, I'm not sensing any doom and gloom. Buyers seem to have a good chance right now too. Last month, my client list was evenly split between buyers and sellers.
